I was very impressed with Darin. He was most helpful and very thorough in explaining everything and he kept me very well informed.
In the summer of 1994, I was looking for some apartments to purchase. My emphasis was on maximizing cash flow and the return and at the same time, minimizing risk. It was at this time that I started working with Darin Garman.
I met Darin and told him what my exact investment specifications and financial limits were. Armed with this information, Darin didn't just scan “hot sheets” or let the MLS or other brokers find this property. Quite the opposite, Darin was very proactive and immediately started contacting apartment owners whose buildings and financial structure were what I was looking for. We probably looked at over a half a dozen projects over a three-month period until I felt comfortable with a project in Iowa. During the process leading up to my final decision the thing that impressed me the most about Darin was the way he conducted himself throughout the buying and negotiating stages. Some things that Darin did that I thought separated him from others were:
Professionalism. Darin always acted in my best interest and not his own. He was more of a consultant than salesperson. He even advised me to not proceed on a project that on the surface looked as if it would meet my needs but after breaking everything down financially it made very little sense. I appreciated this since I could have purchased it not realizing the financial pitfalls that were ahead.
I appreciate Mr. Garman's assistance and look forward to working with him in my next apartment transaction.

Darin worked with me in acquiring a large apartment property. I did not know Darin that well when we started on the journey, but feel, I know him quite well now and consider him a trusted friend. The purchase of this project was a real adventure and even though I have practiced Real Estate Law for almost twenty years, I could not have gotten the deal closed without him. Since the project was quite large, there were many complicating factors in the purchase and financing. I thought I was fairly knowledgeable of all the intricacies of large deals having handled these transactions as a lawyer but the deal would not have closed without Darin's role in the transaction. It seems every possible obstacle had to be faced and addressed in the transaction. I thought the deal was going to die several times. However, I can honestly say (at least as honestly as a lawyer can say) that Darin gave me invaluable input and guided me wisely at junctures where I was too emotionally involved.

Yes, it took a long time to get the transaction closed and I even wondered at times if it was worth it, but we overcame every obstacle that came up and closed the deal. I am thankful that Darin kept a level head when I got impatient with things because it was worth it. I plan on buying more real estate and Darin will be the Realtor I use. If there is no broker involved, I will still seek his advice based on the positive experience I had in what I call the “journey to closing”. One final note, I have dealt with many Realtors over the years and I believe one of the best qualities of Darin's is his ethics. This is critical in the Realtor I want to work with.

An open letter from a once overworked fast food

This guy, Darin Garman, the 'Apartment Specialist', promises all sorts of things to us commercial property investors. Buying strategies that really pay off, ways to make more money at the closing table, how to sell a property quickly and for the most money. Every time I had read one of his ads I thought: “Who could be dumb enough to fall for this guy's rap?” Now, I'm going to tell the truth about this guy and his “apartment and commercial property investment secrets”.
My name is Clark Hejda and I live in the Midwest. After working in the fast-paced high burnout world of managing fast food restaurants for years I decided that enough is enough. I had a wealth of experience and an inclination to go out on my own. So, a few years ago, I decided to buy my first apartment building.
Not long after my first couple of purchases, I began seeing his ads month after month, in the mail and newspaper. I finally broke down and out of curiosity, answered Darin Garman's ad.
